    @Scrungee fortunately it's not where I live but on the edge of the nearest town and the development should help the town.

    It was an interesting meeting. It's not 5,000 houses that they want to build, but 10,000. They will be putting in all the infrastructure that is necessary. Seven schools, health centres, shops and proper affordable and social housing (I grilled them on that point). There will also be housing, with amenities, for elderly people that need to downsize or have special accommodation. This will also alleviate the serious problem that the hospital has with bed blocking. The developers will help provide training facilities for youngsters to learn the trades that will be needed in building and maintaining the new area and will provide instruction for small businesses on how to apply for the contracts that will be out for tender.

    They will pump £600m into developing all this and that will include upgrading the nearest sewage treatment facility.

    A lot of the land will remain parkland and nature reserve and will be handed over to a trust so that it can't be built on but will be available for the people to use.

    This still has to get through the local development plan and there is a lot of jurisdictional red tape to get through. The new area is on the edge of the town and will be tied to the town for services. The snag is that the town is a district council and the area in which the houses will be built is in a different, rural, district council and in a different county!!!

            After a monsoon hour last night we now have sunshine again and a good prospect for the day. The rain saved me having to do the heavy watering that was planned for today :blue thumb:

            It's only two miles from the edge of the area. :rolleyespink: I'm not sure it will generate much business for the place.

                The sun is shining this morning, always a bonus :thumbsup:

                @shiney - the development sounds very interesting; my first thought was re the health centres. With a shortage of GP's, might that prove a tall order to fill? :dunno:

                Taking a little break for now. The forthcoming year or two is going to mean some upheavals in the house of "M" and I think I've been designated "Project Manager" for that (the "Boss" is a much nicer person too :heehee: ). Plenty of prep work I can be getting on with before the bigger work begins.

                Both lads have driving lessons this morning so I'm staying at home until the roads are clear :snorky: Planning to go to a GC later today to look at ferns. I'll have a nosey online to see which ones to look out for.

                  @"M" a good point, that I raised at the presentation, and they said they were 'working on it' and expected some health workers would be interested in brand new health centres. I also guess there may be some incentives with regards to housing (got the feel that this was already in the pipeline). As Public Health England are also moving their H.O. to the town I think there may be some influence there.

                    It is still pitch here but I know if is raining because I can hear it rapping on the surfaces outside.

                    Got lots of work to get done and plan to do it quickly and I need to get to household chores. The laundry basket looks like a giant muffin because it is piled high above the rim :doh:

                    Oh well, it's not going to get up and run away on me so I won't panic yet, I've still got two clean pairs of undies :heehee:

                      Lots of bribes promises there, not all of which may be enforcable/come to fruition.


                      Is that legally enforceable?

                      Developers are already obliged to pay 'Infrastructure charges' per dwelling for all services such as water (both supply & drainage) that are supposed to cover such costs.

                      Did you grill them on the limit of their level of funding for provision of land, construction, equipment, staffing, maintenance, etc. ?

                      When I studied planning, requirements for developers to provide anything other than what was directly required as a result of the development was unenforceable.

                      From what I learnt from a seminar on Local Government funding, that could cause problems unless boundaries are changed.


                      P.S. Something else I've learnt is that developers blatantly lie at public presentations, all the way through to their project managers on site lying to local residents. Take nothing at face value.

                        The £600m has already been set aside.

                        The land is already there (they bought it years ago from a pension fund that had set it aside for development and is sufficient land for 20,000 dwellings and infrastructure but only has planning for 10,000) and the basic documentation and plans are drawn up for putting into action as soon as the three authorities have given the go ahead.

                        They have already done a similar scheme elsewhere.

                        No need as long as the authorities agree. It comes under the government's housing and development regional plan and includes two major Enterprise Zones that are already under construction.

                        It wasn't a public presentation. It was a private presentation for local authorities, Chamber of Commerce, community organisations, wildlife and preservation organisations, transport and rail infrastructure parties, education authorities and health authorities.

                        The scheme also includes step-up and step-down dwellings and practical solutions to the problems of modern renting and ownership.

                        The development company is one of the largest in the country, has no shareholders and ploughs any profits back into the projects. This is a multi-billion project with funding already in place.

                        The major problem is meshing the infrastructure timing with the house building timing. The development will be made up of distinct villages.
