        Spent today decluttering and cleaning and making the house it look like a show home expecting Estate Agents to come and value it tomorrow....they ring me at 3pm asking if they can do a desktop revaluation instead (as they already have all the details as we bought the house through them). Talk about annoying! But at least the house is absolutely spotless.

          This is not a criticism, just an observation.

          Estate agents (our youngest son is one) aren't bothered how spotless is a house. The value is down to location, demand and the prices of similar houses in the same area. Some will over-value a house just to "get it on," then come back at you after a couple of weeks to get you to reduce the asking price.

          You can always find out for how much similar houses in your area sold, by checking the land registry on-line. Estate agents will only tell you what was the asking price.

          The real art of selling a house is at the viewings. A case of decluttering and making sure everything works. No point in doing any decorations, as long as it's clean is all that matters, a prospective buyer will want to decorate to their own tastes.

          Gardens can help sell a house. A well cared for garden will give the impression that it's easily maintained.

          Most people decide if a house is possibly worth buying, after the first thirty seconds of a viewing. So first impressions count.

            Hi, yes, we only bought this house 3 years ago so still quite recent in the buying and selling market. Our house is quite unique so we really want to have an idea of the value before we go ahead. I asked the agents to do me a desktop valuation first, but they pushed for a visit. Then ring me up to change back to a desktop valuation. I was a bit narked at that! Also, I said we had built an out house and they said that wouldnt really affect the price of the house! I was like...errr I think it would! :rolleyespink:

            We had success with our last house sale. We were on the market for 1 day and had a fully booked up open house. It ended up going to sealed bids and we got 25k over the asking price. Everyone fed back how beautiful the house was and that there was nothing to do to it. Alot of people asked why we were selling when the house was so nice! Really hoping we get a good valuation.

              Over here, staging your home can have a huge impact on the price. And most agents are considered to be slightly above pond scum....

                I used to get asked questions in various stores whilst visiting during my lunchtime, or on my way home, and could usually answer them better than their own staff wearing scruffier fleeces than I wear when working at my plot.

                Wearing a suit doesn't make you clever, but it took very little effort to be more
                knowledgeable than anybody on their shop floor, and even the first 'manager' they called down. On Tuesday the 'manager' called to deal with a claim for damages didn't even know the meaning of 'diminution'.

                @Loofah Aylesbury Vale/Bucks area due to need for airport and transport links distance from Oxford, London and Lincoln. We want more land and when we bought the current house it was advertised that there was a possibility of buying some acreage next door - that was never possible so now we want somewhere with at least an acre paddock. Hopefully that will then be our forever home.

                  Store managers these days aren't paid to think, everything is controlled by the head office. Even the ordering, from information generated by the checkouts.
                  No "flair" required, just do what your told. So they get paid comparatively a lot less than those of my generation. Managers in Waitrose are often "rotated." M&S sometimes have one manager running two stores if they aren't too far away from each other.
                  Advertised special offers are often unavailable in the afternoon, as limited stock is sent to each store each day.
                  We used to have battles with the head office buying department in our monthly meetings, over the four-weekly promotions, they wanted to limit the volume of these products as reduced prices will affect the margin. They had a target gross profit for their section that they had to achieve to get their bonus at the end of the year.
                  Our target was our bottom line, it didn't matter if the margin on some products was a bit lower than usual, as long as you sold them in volume. So the buyers wanted to send us a few cases and we often demanded pallets of the lines, we always won. Wouldn't happen now.

                    That decision also adversely affected the bottom line although H.O. didn't realise it. As the 'managers' were not really managers (and weren't paid to be) they didn't get involved in what was going on locally. They didn't join the local Traders Association or the Chamber of Commerce so didn't have any knowledge or influence on what was being decided in the way of events or local policy. So they just had the H.O. standard stocking system and weren't able to cope with any fluctuations in increased numbers of punters.

                    This actually helped the smaller traders who could increase their turnover by anything up to 50% on those days.

                      We're moving into rented a week today as we sold the house but couldn't find the right new pad (lots of other things also contrived against us) so we have 6 months to find a new home. The whole process sucks and my bs detector has burnt out dealing with the estate agents!

                        There's a standard way of dealing with estate agents. If their lips are moving - they're lying. If they make a statement that is important to you then get more detail from them and have it put in writing.

                        Forty six years ago I was taken to court for non-payment of a bill they sent us (as per the signed contract between us). One of their staff, a customer of mine, told me that they agreed to settle out of court (waive their bill completely) because they didn't want my argument to come anywhere near being cited as case law. :heehee:

                        I had a different argument when handling a prospective purchase for my parents. The agents were trying to be too ethical :scratch: until I quoted virtually the same argument as before, but from the other point of view. :whistle:

                        Just a tip to anyone selling and buying. Most solicitors tend to arrange Completion on Friday afternoon. They will then tell you that they have received the money from the purchaser's solicitor but it's too late to get it into your bank and they will put it in first thing on Monday. Guess who gets the interest on the money deposited in their bank? I don't know what the current law is but the most recent time I saw it the law said they can only hold it for a maximum of three days before they will have to pay you the interest. Less than that they were able to keep. It can amount to a nice bonus if they do a lot of conveyancing. Insist that it's transferred, by bank transfer, immediately.

                          My Moan is NIMBY's.............For the past four years thousands of local residents along with a company called Riveroak have been trying to save Manston Airport from being developed with 5,000 houses. Riveroak have a Development Consent Order (DCO) progressing with the Planning Inspector.........Now my moan is my neighbour (nice lady) is against planes going over her house, but she works for a travel company and fly's all over.........So she don't mind flying over other peoples houses..........NIMBY, I say:mad:
