I took @shiney's advice and hit it with a hammer ... though I am slightly concerned the water now coming through the ceiling might be connected.



I jest! Having fiddled with various combinations of bits on and off and on again, it is now firing up to heat the water despite the heating also being on and the little black lever is moving smoothly on request.

All new boilers fitted since 2005 are supposed to have condensing technology, it can be a combi or a conventional. Anyone needing a sleep can read all about it here , it’s quite a decent explanation.

Sounds like the story of the woman walking in on her young son when he was in the shower. He saw the horrified look on her face and said "It's mine and I'll wash it as fast as I like"

 

I'm not keen on this feature as the pump out can happen any time, day or night, regardless of whether the boiler is switched off.

One of the engineers who visited me was doing a hard sell on the systems boilers described in your article, which I had never heard of. No decision was needed on my part however as he disappeared into the twilight and never sent the promised estimate.

 

Just had some people walking around the garden, funny how people just think it's ok with out asking!! cctv pictures off to the police just in case. as there's has been a few break in's near by, with pictures of they're car as well, but it's probley a waste of time

 

Condensing boiler.
Kind of suggests why the next door neighbour has copper pipe running right down the wall and around the corner of the house, presumably looking for the drain hole.

 

Sounds like our place. Condensation is pumped up from the cupboard in the hallway, housing the boiler, across the loft, down the wall at the back, and into the drain.
What a palaver!!

 

Yes the housing association houses around here have heating company vans almost permanently outside their houses during any unusually cold weather.
It seems to be the main problem with condensation boilers, they dont work when it gets cold.

 

From what I've read it seems to be more that they are badly fitted. I'll not bore you with our original fitters "errors" (read lazy), but the guys that recently moved it were superb and you can notice the difference. The outlet now goes into a waste pipe which in turn goes out the wall and a good few cm down into a drain. I doubt it's totally prone from freezing, but suspect it would take an awful cold spell to do so. From what I've read a temporary change to a 65c temperature on the boiler will stop it condensing when on. This would seem worth it if you know we are going to have such extreme cold spells. Our problem would be remembering to change the boiler back!
