Now I don't mind doing out of hours viewings on my house, but when someone says they want to view at 7pm on a friday night and then just doesn't show up it really gets my goat.

It's not like i'm totally unreachable, there's phone, txt, email.

I just find it so rude when folk break appointments without contacting you :gaah:

I mean, why bother arranging it in the first place :dunno::dunno::dunno: ?????

While I totally agree (and I whole heartedly do!) ...

... I'm also hoping that there hasn't been a very serious reason why they've had to cancel which is so compelling that cancelling an appointment was the last thing on their mind

Besides which, their loss is *our* gain ... if they'd told you they weren't coming, you would probably be out doing something very "country" and that would deny us all the privilege of your company :ccheers:

I was hoping that too, i'm not a bad person. But on the other hand, i'm still waiting to hear back from another woman that I waited in for an entire Sunday as she wanted to bring her Son round to view, that was over a month ago.

Seems there's very little common curtessy left, all it would have taken was a txt if they were too embarrassed to talk to me..

I think basic "manners" have been left behind in the race for speed and greed, Zigs. People are quick to demand them, but reluctant to employ them :grphg:

              Ok ...
In essence, your original post was about lack of manners = expecting good manners? As the conversation developed I responded ...
which could have been interpreted (when I read it back) as you are demanding them, but, reluctant to employ them. Which wasn't what I meant ... I was meaning the people who expect you to respect their demands, but don't show you the same courtesy

I'm starting to "get" how easily words on a forum can be misunderstood, so I was qualifying what I meant by stating:
Or, maybe by trying to make things clearer, I've done the exact opposite ... so, I'll shut up now :lunapic 130165696578242 5:

In complete agreement, Zigs - even if it had been something URGENT, a message of apology immediately afterwards would have been better that nothing at all .................. Do you have an Estate Agent dealing with things - if so, I'd be onto them immediately to complain about those particular prospective buyers.

It's like those people who spend Saturday and Sunday afternoons going around viewing properties for sale, without any intention of ever buying. They're just plain nosey and wanting something to fill up their empty weekends with :nonofinger:.

Perhaps the agency should ban them or charge them a £10 deposit for viewings refundable when they turn up.

If you're going independent you haven't got much clout. You could try only arranging appointments for times when it suits you to be at home?

I can only imagine how frustrating and annoying it is, but a couple of possibilities spring to mind.

                      1) Could it be that they simply couldn't find your place, and after driving around for hours they were too frustrated/tired/embarrassed to let you know? (No excuse, but human nature to some extent)

                      2) Having arranged several viewings of several different properties, they simply forgot?

Maybe next time, maybe ask for a number you can contact them on. Maybe use the excuse that its just in case for any reason you have to postpone the viewing. Then if they're half an hour late, a quick polite call to see if they're having trouble finding the place?

I am so sorry to hear Zigs that you are having to put up with broken appointments for viewings and we had the same problem when we were trying to sell our last house.

My sister is trying to sell her place and the viewers will drive past slowly to have a good look at the outside and then ten minutes before they are due to show up the Estate Agents will ring to say they are not coming and this is after my sister and her hubby has made sure everything is spick and span and often she will take the dogs out so they are not in the way of the viewings.

                          Any that do show up make lots of noises about how fantastic the house and garden looks but when the Estate Agent rings up later tells my sister that the viewers thought the garden too small {it is 120ft long}

Here is a link to it so you can see that most people would love to own it.

I do hope that that someone in the near future puts in a offer and that you can at last move on with your life:smile:
