Buying a house - First time buyer

    Thank you all for your replies, I knew I could rely on you lot for great help. We really appreciate!

    Electrical - I'll ask the owners to provide the survey they've had done previously.
    Damp - My mother works at an estate agents and they've got a guy who will survey it for free.
    Extension - I'll ask the solicitors? Or the owners?

    As you can see in this picture the front of the house is about 2/3ft above the ground, does this have an effect on the possible damp situation?:

    Regarding the community, we like Cottingham very much. It's got that village feel to it but it's not too out the way of everything you need. People are pretty nice too but that's East Yorkshire for you.

    Two more questions:

    What do you think of them asking to meet with us?
    Most importantly, what do you think of the garden?

            Few things. Buying 1st house is scary and it sways your thinking, this calms down soon.
            You have a report with actions recommended on it so act on those via the solicitor or agents but make sure THEY. foot the bill or you walk. All repairs and work required are done before purchase, or you walk. They want to meet because the reports all come in saying the same and they want to show you how nice they are and the house is. Go, but don't get fleeced.
            It's a nice garden.

            Lovely looking house, and a bargain too - - 3 bedrooms, in nice condition (love the log burner!), all for around £130k!!!! The two bed semi that I am renting is valued at nearly three times that, and its quite a bit smaller than yours.

            Hope you have many, many happy years there :)

              It's good, water will drain away, you can always insert a French Drain if needed (unlikely though)

                Want to reiterate - don't underestimate the reports. The work required may be negligible but it could be hugely expensive so get it checked REALLY well.
                The house looks nice, and I've saved the address so we can all come for Christmas if you buy, but go in with open eyes.

                  Thanks FC, we don't get to keep the log burner unfortunately :( Not much point in replacing it as we've a fourteen month old.

                  Loofah, we've had a lot of toing and froing in the family about who will foot the bill. Is it usually so one sided like you say?

                    It's as one sided as you want. Everything is negotiable. My personal approach is to act as if you're not bothered and hammer the message that you want it but you're not stupid enough to pay for work required. You can always agree a price for a contractor to complete the work and take it off the house price...

                    Have you ever had to cope with French drains (or any French plumbing for that matter) :roflol:

                    (I guess it's a construction term but why anyone would want to call something after anything to do with French plumbing, I've no idea :snork:)

                      All the advice so far seems good. :blue thumb:

                      I can't talk about how or what may need doing as I'm useless at anything DIY but I do know how estate agents/ solicitors/ surveyors/ finance institutions work.

                      That survey is not a sufficient one. It's the one that the bank/building society have done as a valuation survey. All they're interested in is whether they can get back what they're lending you, if you default on the payments. You're, obviously, having to pay a percentage of the cost and they're only interested in the amount they lend you. That's why they don't have a full structural survey done. It's also why he doesn't seem to be sure whether anything is really wrong or not. He has only done a visual valuation.

                      For example: if you were buying a property for £200,000 but only borrowing £100,000 then the bank are only interested in whether it's worth £100,000.

                      If you know people that are able to check things properly then that's the way to go. Otherwise you need a full structural survey done.

                      With the extension, you need to see paperwork that shows it has been done to Planning Permission conditions and Building Regulations. There's a possibility that it may not have needed planning consent (is less than 10% of the original property and not having a number of other restrictions) but would still need to comply with Building Regs.

                      The price seems good but I haven't the faintest what property in your area is going for. It may be cheaper than others around because of the condition or it may not be any cheaper and the drop in price you have already obtained may be because of the work that may need doing.

                      In my area, down south, you couldn't buy anything for that price as the land price would be that high!

                        Ask your solicitor. You are paying them to do all the necessary checks and searches. if you ask the seller, they will just tell you what they think they need to sell you to make you buy. I think (relatively) recent laws mean that the estate agent has to answer any direct questions you ask them as honestly and accurately as they can, but they wont know, they are just acting as a middleman. The vendor's solicitor wont even speak to you, and the mortgage lender is only interested in securing their investment. Only the your solicitor can be trusted to answer your questions because it is their legal duty to get it right.
