Buying a house - First time buyer

    Thanks for that Shiney, I've never really thought of that before. We always get the Yellow Pages out for things like this, just seems safer.

    We've spoken to the damp surveyor, his response:

    'He thinks that what he found was only to be expected for a house of that age and with reference to the woodworm he said its common in houses of that age and particularly if near to trees because they migrate to the houses in the area. Obviously he can only comment on what he can see but the floors didn’t have any bounce in them which is good.'

    We've sent off the survey to the vendor so just waiting for a response now. Hopefully they'll pay at least half, if not we can do it in increments over time. I see it as household maintenance but Christina sees it as the house is about to fall in on itself.

    It is what I would do put down to maintenance... my place is a lot older and we had to completely gut our place in the end due to rot, perished plaster and no damp course no plumbing or electric.. So yes I would agree that is not anything to worry about just usual for a property of that age I would say.. Got my fingers crossed for you but you will get it sorted.. It is a lovely family home as it is... Good luck mate.. :thumbsup:

    It's inherited work that is adding cost to your purchase, a 'legacy issue' as people like to call them these days. If you already owned it then it would be maintenance. Either way, it's down to your choice and you sound very keen on the house regardless. If you really can't get another mortgage and you definitely want to move then it appears the choice has been made?

      Right then. The owner has agreed to do the dampwork except the airbrick (which my brother can do with a bricksaw) and we've had a quick elec survey done for £40. Paid the deposit and fees to solicitors.

      The owners have said a move date of the 19th of this month, but that's a bit early for us as we'll need to a months notice to our current landlord.

      We're getting closer!

            I agree. Better to have the keys ahead of having to vacate your existing property. Gives you time to get some things sorter, start the whole change of address thing, maybe move some "stuff" each time you go over, and reduce / shorten removal costs/time

              Yes that's the plan we'll be living both house for roughly two weeks so I'll do most of the smaller and precious stuff myself. Let the removal people do the big stuff. No rush. I've got a fair few plants to dig out too, hopefully they'll survive!

                ExYELLent news, nFrost - I'm so thrilled for you!!! :yay::yay::yay:

                We're still waiting (... and waiting ... and waiting ... :whistle: ) for similar news.

                Yup, that's our strategy too - just a bit longer than two weeks :heehee: I'll move first, with the just the bare necessities and oversee the work I need doing prior to moving. The whole of the fencing needs replacing as a priority or we can't take our Ozzy :doggieshmooze:
                I want to get decorators in for a couple of the rooms - the rest can be done over time. I've already potted up a good few of the plants I plan taking and I'm keeping them well watered while they wait (as advised on here by a kindly soul, or three :heehee: ).
                I've been extremely selective though for a number of reasons:
                1. the new garden will be massively smaller than my current one;
                2. I'd quite like to see what pops up (if anything) in the new one in the first year so I can decide what to keep (if anything) and where the sun falls; and
                3. I'll be planning a Shineyland trip next year to stock up on what I decide I would like :heehee:

                    Don't want to add to costs but have you thought about insuring contents in your new house if you are planning on leaving stuff in it, before you move in!
                    Sorry this is me in mum mode - you've got to feel sorry for my kids!
