    The no I meant the bottom of the tank, but if your tank has had a weep best to check the wood it rested on, if you get no joy re plumber doing a simple quick job there's always a yellow pages of more.
    I use tradesmen that have done a good job in the past, word of mouth is always a good reference.

      What an horrific tale. Well done for the quick thinking. Hope it gets sorted for you soon. Insurance company's are a nightmare. They like to take your money..... All the best.

        Oh gosh @clueless1 what a stressful time you've had :grphg:. I'm very pleased to hear no one was hurt, but sorry that you now have a lot of extra work to do to get back to normal.
        I hope you don't have too much stress dealing with the insurance company. Best of luck my friend :grphg:

          Very sorry to hear about the water mess but glad to hear such positive views from you and everyone else here on solutions. I am also glad it was a clean water source.

          Our water heaters are usually in the basement, close to the drain to the municipal sewer system so no danger there but I have had a leak from the upstairs shower come down through the living area - so I can totally relate to your situation.

          Hope the clean up goes smoothly and you get hot water soon.

            Plumber hasn't turned up again. I'm fuming now. If I tell someone I'll be there at a certain time, I will be there at that time. Unless I have a very good excuse, in which case I'll let them know.

            I left work early to be in for the plumber because wife has to go out.

              I agree with you that making an appointment and then missing it without calling right away with a darn good reason for it is totally unbusinesslike.

              I run a small business and would never do this!

              If you haven't already paid for the new tank, it might be time to call another...

                  Good heavens, there's a lot of banging going on. I hope he's not desperately trying to get my attention as he dangles upside down by one foot having fallen down the chimney.

                    All fixed, hopefully, although I must admit I'm still a bit paranoid about it all. I'm going to keep checking every ten minutes tonight, and I might to the water off and drain it down before bed. Just for tonight, until it's earned my trust.

                    Still a fair but of washing and cleaning still to do, and at least one electrical repair that is simple enough for me to do myself.

                    Our CL1.1 camped out in his sleeping bag on our bedroom floor the last two nights. I'll let him again tonight I think just in case the plumbers work fails, and also because his room is still damp and I don't want it irritating his chest.

                        Just a thought. If you turn the water off and drain it down you won't know if it's water tight. Could you not just check all round it instead, I'm sure if there are any leaks you would spot them.

                            Same experience Clue, only I was daft enough to call out an emergency plumber
                            £280, but would reduce cost of work for supply/replacing the tank if I used him

                            Most stupid design tank in the world (Scotland Rules :-) )
                            After forty years the rubber seal perished and out came the 100 gallons

                              The plumber showed me a piece of plumbing that was left Jack. That bit in your diagram where the failed seal happened, on mine there was just ripped metal still attached to the bit of pipe. It had literally just collapsed under its own weight and the weight of the water.

                                Have a go at checkatrade web site for a local Plummer who is rated, never used it yet but must be some good.
                                I use a site called diy doctor where you can ask advice or contact a local trades person.
