    Brilliant, Shiney! Are you going to vet prospective tenants to ... er ... weed out any bat riff-raff? You can't be too careful these days.

    My FIL used to have a little house in rural France. There was a rather tumbledown barn in the garden which seemed to be a bat des res. In summer, we used to sit outside at dusk with a nice drink and watch them all flooding out to feed. Fantastic!
