Boundary wall .... can she ?????

    Hi All,

    One of the girls asked me today in work...

    Background;
    Next door to her they have built a extension and the wall comes right up to her boundary where she has existing patio in place, she is quite pleased as it created a retreat from next door and its a sun trap as well.

    Question;

    She want to put up some fancy trellis and is wanting to screw battens in first, then attach the trellis , as she realises what ever she grows she will need to feed in , also it will break up the harshness of the wall .
    Is she allowed to use screws or the like in the wall that doesnt belong to her and attach the trellis ?

    Probably not, but if she asks her neighbours they surely won't object?

      they might Val as they wanted a two storey and she said no also the vent for the bathroom was meant to coming out onto her patio so that caused another load of moaning and I don't blame her , so she isnt speaking to them

      Wait till early sunday morning, get the biggest SDS drill you can hire and some 10mm rawl bolts.

      Then get stuck in.

      Or you could try grip fill, it lasts surprisingly well outside.

        Just a thought, but who's boundry is it, I mean if it was a fence would you or your neighbour be responsible for the up keep?

        Is the wall really right up to the boundary? Just asking because the eaves/gutter will overhang the wall meaning the wall has to be set back a foot or so from the actual boundary.

            I think she's burnt her boats with the neighbours, not that I blame her regarding the vent and the two storeys, but they are likely to refuse and she will feel angry and humiliated.
            She could stick a few screws in on the QT while the neighbours are away, it might take them months to notice, or put up some sort of free standing trellis/ plant support.
            However, if she asked them directly and nicely they might just agree. Perhaps they are not the type to hold a grudge. Nowt stranger than folk.

            Surely although she objected to the two storey building she couldn't have prevented it, that must have been a planning decision. I'm wondering if the wall is actually on the boundary has it now become a party wall in which case there are clear guidelines available. What if she didn't want to drill it but for example wanted to paint it? Perhaps whoever gave the planning permission could advise. Just a thought.

            Wouldn't the planning decision have gone in her favour if the 2-storey extension impinged on her space, as it certainly would have done.

            Seems unlikely it is ON the boundary, as they would not have been able to build it, nor maintain it, without coming onto her land (which she would have had to give permission for - which seems unlikely if it was acrimonious - if she did give permission then regardless of the outcome of the Vent dispute surely "I gave permission to build FROM my land, I'd now like to disguise YOUR wall, which you never see" ought to be a reasonable argument?

            "reasonable" is often not enough of course ...

            If they say no I would just erect some posts on the absolute edge of the property and wires / whatever for the plants to grow up. Neighbour won't be able to get in there to chop off any "on their side" (assuming that the wall is not set back enough "for maintenance") and the the job's a good'un.

              I'm thinking if the wall is on the boundry the footings might just be over her side, to some degree.

              I have a neighbours wall on my boundry, being an old mate of mine, when he asked 12 yrs ago I said OK, the wall is now serving as one wall of my garage.
              I've drilled holes in it to support the garage roof and got all sorts of stuff hanging up on it.

                No Spruce, she is not allowed to attach anything to that wall without the owners permission. I have a similar situation where my neighbours garage wall is right on the boundary.

                  No the guttering is part of the flatish roof and the guttering is on the end in the neighbors facing away from the house
