Building regs

    Hi all,

    Mrs pip and I are looking to have an orangery built and I was wondering if anybody knows if planning permission has to be granted, only small 3.5m out, 3m to highest point and 3m wide.

    Is it within 5 metres from a boundary and have you had any other extentions on the house ?

    Thanks for link ziggy, no other extensions and will be right up to boundry fence.

    I'm not sure you will be allowed to have it to the boundary - even with planning permission. That will depend on your local authority.

    If it is attached to the house then you can't extend past the boundary of the building without permission.

    If it is not attached to the building and is at least 5m from it you can usually go to 1m from the boundary without permission - but it depends on the construction materials. When they refer to floor area of no more than 30 sq m they usually mean 'internal' floor area.

    The boundry it will be up to is to the side and it will be attached to the house.

    If the boundary is the fence between you and your neighbour I think you had better check the regulations carefully.

    Might be best to get planning to have a look, they are usually helpfull.

    Don't forget, planning and building regs are two different departments.

    A couple down West Bay spent 20k on an extension, building regs were round at every stage and gave their approval.

    Shortly after completion a neighbour complained to planning, they didn't realise they needed it.

    Planning made them demolish it.

    Ask the Planning Department. That is why they are there and I have always found them helpful.

    Thanks all, have downloaded local council enquiry form, need to submit measurements and sketches.

    If it does need building regs as well, do it on a full application if you are planning on selling, if you are staying forever, do it on a building notice.

    Our local planning office have always been very helpful, just take your sketches along and they will discuss them with you and give you an opinion whether you need planning permission or not.

    You will need Building Regs approval regardless.

    I'm a plasterer by trade, and there's so many regs today to cover everything. If I were you, I'd get a few quotes and then get someone in who knows about regs to do a site inspect.

    The firm I used to work for used to build bases for conservatory's, and If the people living next door had a plant which would obviously have deep roots, we could only do it if we got their permission to take the plant/tree out.

    Everyone covers their own back, and I don't blame them, really!
