Found out there were some fields up for sale last week by sealed tender. Just outside the town, but with no public footpaths and totally secluded in a valley with a river on one side.

Is an application for planning permission to build a dwelling on the distant horizon by any chance ?

Looks a delightful spot in Summer but I'm getting an impression of possibly flooded for part of the Winter/Spring - judging by some of the fauna?

Looks good Ziggy, you'll have to come over to Cotleigh and compare paddocks!

Only seen it twice Strongy, bit of a mad rush.

River down one side, no unusual plants, just a paddock that has overgrown.
