Newly purchased Rosa Mutabilis - diseased?

I bought this rose online and it arrived today. However, it's looking decidedly unhealthy (see pics).







Can anyone tell me what has caused the discoloration of the leaves? I am assuming it's some sort of disease so will need to send the rose back I think

 

Amazing what a bit of tlc can do - now looking much healthier with lots of new growth ...
