Planning for a greenhouse

    Hi

    A small 5 acre field. It's agricultural rated and not in a conservation area but it is an aonb. Does anyone know if I need planning?ive asked the planners and they say they can't tell me without submitting an application. So obviously they on a revenue drive :-(

      Give them their bribe. Otherwise they'll wait til you've built it then tell you to tear it down.

        aonb fraught with danger , it all depends how big what it looks like , are you blocking any views etc , a hotel by me have a marque but they are only allowed during the summer but they want to keep it for 12 months a year but people moaning its out of character for the area once all the tress have there dropped leaves, its actually very popular for weddings etc and employs a lot of people in the area best to get the ok first .

        Probably best to just put in the application and see what they say. They will normally tell you what the objection is (if there is one), which will give you an indication of what to aim for.

        My council have an online thingie that allows you to submit a sketch etc. and they will then give a [binding] ruling on whether planning permission is required, or not.

        Hopefully yours does too?

        Up here in Scotland it depends on size of greenhouse, maybe the same in England? I know I built 1 which was 9ft x 14ft and a neighbour who taught planning at a university told me I should have got planning for that and it was in my own garden! I'd also find out the facts about whether you will change the rating of the field from agricultural to agricultural commercial. I know that people have tried in the past to get rated agricultural land changed to agricultural commerical by getting planning for poly tunnels and then shortly after getting the permission then apply for housing....the whole reason for seeking permission for the tunnels in the 1st place.
        Where I used to live an eight bedroom house was built on what had been agricultural commercial land. The huge house started out as a building for aqua culture and then mysteriously changed into a red brick abomination in an aonb. Think a few local councilors went on very expensive foreign holidays after "turning a blind eye"!!!
