Site management companies-anyone have experience?

    Thought id start this thread as i seemed to have hijacked another thread with this...

    Just wondering if anyone else is or has been living on a site where they have a share in the site's management company responsible for site maintenance and owns the shared areas between them?

    Having real trouble with the current set up and not getting anything for the annual charge.

    I've had a couple of flats in the past where I had an equal share of the freehold same as all the other flat owners. What is the problem with your set up?

      Ah did you have the developers involved in the management company at all? We want to get rid of them as directors asap and want to get copies of the accounts but we have all been ignored.

      No we voted in a few keen flat-owners as directors plus one director from the management company. We never had any issues with the management company if we had then it would be up to the shareholders to vote them out and get a new company in. If your arrangement is a Limited Company and you all own one share each then you effectively control it. You have to look at your Articles of Association to see how many are needed to call an EGM (if things are going wrong) and vote out any unwanted or non-performing directors. Your accounts will be available at companies house (for a fee) even if the current set of directors are not issuing them. Maybe they haven't made them up yet?

      Why are Developers on the board do they still own a part of it?

      The only issue we had (apart from having to agree vast sums to replace roofs) there was one director who was a flat-owner, he had been the lynch pin for 30 odd years, but he got dementia and the situation of easing him out needed a great deal of tact.
