      Make sure you do, as some i know own a 2 foot bit of ground, him and his neighbour had words, and he withdrew any rights of access over his land 2 feet x 15 feet, his neighbour couldn't get to his land :mad:

        You're bound to have access rights otherwise they couldn't sell the plots separately. :blue thumb: But check on it.

        Problems may arise about maintenance of the track as plot C may want a contribution (should be in the paperwork). If it is, then you want to check that there's some sort of limit on it.

        Is the track a vehicular access or just a footpath?

            It's a trackway, but i'd need a bit of infilling to get into my field. Not seen the paperwork yet. Going to apply for planning to put a tool store on there.

                but
                Planners can get a bet difficult if using agricultural land for growing your own stuff, rather than as a viable commercial enterprise. Might be worth checking your LPA's horsiculture policies as to whether that 'tool store' might be better presented as a small 'tack room'? (but both would get robbed round here)

                Do you have a right to bring underground services (like mains water) under the track? If there's none at present, and you do have that right, you might wish to co-ordinate with the other owners to get all your pipes in the same trench. Even if not intending to connect immediately it might be worthwhile getting your pipe in when they excavate/backfill.

                Do you own to the centre line of the river and who's responsible for keeping the watercourse clear, you (if riparian owner)? And what about maintaining hedges?

                As for maintenance of the track (which could include adjacent fencing and possibly an entrance gate at the back of the road verge), are there defined proportions of liability for costs (like one third each), or something like 'reasonable contributions? I assume it's already got a dropped kerb and Highway's standards vehicular crossover.

                Where the layout has been like this

                I've come across this method of apportioning costs, but obviously it will be whatever's in the legal pack. NB how much use the track owner will get out of it.

                Track total length = 125m
                First 25m used by A,B &C
                Next 50m used by B & C
                Final 50m used by C

                Plot A pays 6.67%, Plot B 26.67% and Plot C (the track owner) pays 66.67%

                Needs verifying in advance, especially if there was to be some soft area at the top of the track (marked red) and the owner of Plot C expected one third contributions from A & B for filling it with stone.

                    Tack room sounds a better option Scrunge, good thinking :dbgrtmb:

                    It'll be used for cash crops at the moment, working all over the place and with no decent kitchen, i'm buying my meals out mostly.

                    There are 3 manhole covers for (I assume) water meters at the junction of plots a, b & c. So no need to dig a trench at the moment.

                    Have asked about the river. I will own the hedge so can manage that to my advantage (have my own Bill hook, not afraid to use it :)

                    No drop kerb and just a muddy slope to get up, don't mind sharing the costs with the other plots to make the access better, in fact, i'd quite happily sort it myself if they want to bung me a few quid :)

                    Track itself is in good condition :)

                      Aren't water meters are normally situated within the public highway? If there's further pipework to be laid to the individual plots perhaps that may be something you'd want to quote for or possibly put the work somebody else's way.

                      Or 'feed room'?
