Urgent tree advice please ?

    I think you've made the right decision there Charlie, hope you give the estate agents some feedback - could easily cost you £50k or more to put right (not just the tree but all the renovation).

    All of the bungalows we have looked at have required a large amount of renovation.
    The one we had agreed to buy before the vendor decided not to sell required a complete new kitchen, both bathrooms replacing. Re plastering throughout, new central heating, new flooring . A new drive and the garden needed new landscaping as all the old concrete footpaths were crumbling and it's in a right old state.

    In Worcestershire bungalows are scarce. They sell usually in days and offering below the asking prices is laughed at.

    The budget required to do the one with the large Willow would be between 40 to 50 thousand depending on specification . That's without sorting the tree and the damage it has very likely done.

    Our decision not to buy though was mostly down to the size as it was a wee place..

    It's a tough task to be honest .

      The much slagged off "untrendy" bungalow. In reality offer great floor space and unusully large gardens with great extention possibilties in my experience (near me anyway).

        Sorry to have got to this thread late but have been out of touch.

        Willows can be a problem but it depends on a number of conditions. As you're not going to buy the property it's not worth going into details.

        If you're able to control the willow then 40ft distance should be enough, but preferably 60ft. Topping the tree keeps the roots under control, to a certain extent, but need only be done every five years.

          @Charlie996, yes the house prices have gone mad! The trend here in Suffolk is to advertise the property with a guide price & add O.I.E.O (offers in excess of) so in fact you never pay the asking price! There's also been a lot of guzumping around here too! I hope you soon find what you want at a reasonable price, good luck my friend
