      For what its worth Mum, your initial response was bang on :)

      We don't feel as though we have been 'done' by the rent increase either to be fair - when we initially took this place last year, it was one of the cheapest we had viewed, yet by far the best, and even now the rent isn't at the upper end of the going rate for the area.

      Not that we've seen an awful lot of her, as we deal with a letting agent (one man local business), but our landlady is lovely and for the most part is as keen as mustard that we are happy with the house. She must've spent a small fortune on the new fencing earlier in the year, and rather than simply putting up the cheapest or whatever she wanted to, she asked our opinion as to what we would like best. She wants us to feel at home.

      Since moving in, there has only been the need to call for a repair once and that was because of a faulty valve on the central heating - I have attended to all other repairs, the garden is in reasonable order, and the interior is 'pristine' to quote the lettings agent, so hopefully our landlady is also happy with us. Its our home, and only right we look after it as we would if it were our own.

      Not all landlords are money grabbers, and not all tenants are out to wreck houses or not pay their way. :)

      Anyway back on topic before I get told off (again) - today, all I managed to get done was some watering and removed a couple of ripe tomatoes, one of which has split at the top (overwatering?)

          Be my tenant, Arm! :heehee: You've never been a "Mum" tenant before and I'm far more attractive than the "David" Tennant kind; excuse the pun :heehee:

          I've never ever been a tenant, Mum. After 22 years in the RAF [rif raf] I bought a house and settled down. But my work took me into contact with Landlords who's methods were questionable to say the least. But, I grant that not all Landlords are cash driven and don't fill their obligations.......having said that the good landlord is rarer than a not so good Landlord, but that's only my opinion.:heehee:

          Yay!!!! I'm putting myself out there as one of the good ones, then; *not* because it is "self praise" :nonofinger: but, because the "Arm" alludes to it :heehee:

          PS: one of my brother's was "rif raf" - he's never needed a landlord either :dbgrtmb: On that same note .. *he* doesn't have a degree "insert smug smilie" :p

          Today's job was carting the delivery sat in my driveway, that greeted me upon my arrival home, into the back garden - and by god was it heavy for a one man lift.

          My new greenhouse has been delivered :dancy:

              That will be Sunday's job - I've just given myself the day off work, and called in assistance (MIL's other half), so hopefully the two of us will knock it up in a day.

              I'll shift the polytunnel onto the grass tomorrow, and then I can make a start on levelling the slabs at the back on Saturday afternoon, then all we need to do is the assembly on Sunday - weather looks reasonable too :)

                Good luck with the greenhouse FC, we expect to see pictures when it's all present and correct! :biggrin:

                I put mine up a few years back in February, I was perished by the time I'd finished and fingers and toes were numb with cold.

                  But of course Sheal - I will be dying to show it off for a start :biggrin:

                  My assistant is a very able fellow, and we seem to work well together (having done a few DIY projects together now) so at least I am not on my own trying to work it all out. Two heads and all that......

                    Dug up a couple of hostas and moved them nearer the pond.
                    More to move into pots.
                    Dug up and replanted a red hot poker ( hope it flowers next year)
                    Tided up the bedding plants on the back starting to look a little jaded now
